Instead of putting it just all over the place, try to imagine some ways that it may wear naturally - like if there's a common place for vehicles to drive in a common pattern, etc.
I agree on the attempted 'crunch', looks like you felt like you had to add it, rather than actually concluding the park needed it yourself. With peeps on top this will be glitchy as fuck too. I'd just leave it out, unless you have a specific wear in mind like CC9 says. Tarmac itself is textured.
That looks a million times better. Road lines and darker tire marks are good as an occasional touch but as a larger note this works better. I do wonder if the colours would be switched, though, darker for the sweeping path and lighter where it's not touched.

Is there an object for this? The ones I have are either this colour, greyish black and pure black. if there's an object like this that takes the default tarmac colours I'd love to know because that'd increase my options quite a bit
Any tips to improve it? I'm a bit new to making giant lots of concrete, and to "cruch" in general

Looks cool! I'd make the roof dark to have it contrast more with the giant lots of concrete

Love the look of the building.
what if you did something similar to what alex did in grapevine?
Road lines dont make sense currently, but the rest is cool
This. I'd suggest looking at that. For the rest, this looks ace.
