Looks pretty good, but I think the boat house really dominates the area especially for such a small island. If you could add maybe a restauraunt on the other side of the island and move the pirate ship to the tip I think it would look pretty good.
I like this, it's unique. This idea deserves more refinement! For example it's awkward how the building floats on the water. Since your not using any quartertiles, it's really easy to fix this: just raise the land under the buildings so that it appears to continue underwater. I think using the softer, duller red will look better too. And lastly, maybe make a small boardwalk between the boat house and the bridge? It's an island, but you're unable to see the water from anywhere...
Two of the structures from the original estate, the covered bridge and the boat house. Both have now been restored, a boat ride has been added to the boat house. And a pirate ship style ride has been added to the island.

Change up the roof a bit so it's not monotonous black. Also, the squarish gouges under the water are an eyesore, smooth them out.
